VA Loan Misconceptions, Article 2: Can VA Loan Eligibility Only Be Used Once?

Veterans who don’t already own land can often include purchasing it in their overall construction loan. Guidelines on loan-to-value ratio and other requirements can vary by lender. Your COE shows the lender youre eligible for a VA loan, but no one is guaranteed VA loan approval. Veterans can finance up to an extra $6,000 to cover the cost of qualified improvements, like storm or thermal windows, heat pumps and solar heating and cooling systems.

VA-approved lenders can check eligibility, often within minutes, via direct online requests to the Department of Veterans Affairs. The VA cash-out refinance is an excellent tool allowing veterans to access large amounts of cash quickly. The cash back can be used to pay off other debt, pay for home improvements, invest in real estate, or for any other purpose. There are several qualifying requirements, especially DTI (debt-to-income ratios). But I’ve helped clients close both loans in situations like this. Some buyers may jump at this cash-back opportunity, while others prefer to keep building equity and start with the smaller loan balance.

What are origination fees?

The VA-eligible homeowner can now pay off both loans, eliminate mortgage insurance, and consolidate the two loans into one. The veteran can use a VA cash-out loan to refinance the FHA mortgage into a VA one — even if they do not want to take additional cash out. The veteran now has a no-mortgage-insurance loan and, potentially, a new lower rate.

Consider all your options and choose the home loan that is most comfortable for you. The Department of Veterans Affairs offers veterans, active-duty military, reservists, and their family members no-down payment mortgages guaranteed by the government. There is no down payment requirement, as well as a lower interest rate, flexible guidelines, no private mortgage insurance , and an easy qualification process with these mortgages. The exact amount that your interest rate is reduced depends on the lender, the type of loan, and the overall mortgage market. Sometimes you may receive a relatively large reduction in your interest rate for each point paid. Other times, the reduction in interest rate for each point paid may be smaller.

Rental Income

The maximum yearly Aid & Attendance benefits for veterans with no dependents is $24,610. When purchasing a long-term care insurance policy, it is very important that you read all the fine print and fully understand the terms of your agreement. Working with an insurance or elder care attorney when purchasing a long-term care insurance policy can be beneficial. Foreclosures are never good for homeowners, but they will have no long-term impact on VA loan eligibility. Even with a reduced entitlement, the VA loan can still be a worthwhile option for homebuyers.

Medicaid is a government program that provides health coverage for low-income individuals and families. If you want to restore your VA mortgage benefits, you can apply for a one-time restoration of entitlement. Through this process, you won’t be required to sell the property. Before selecting the quote, compare the rate with different loan terms, ranging from 10-year to 30-year. You might be able to get lower monthly payments with a 30-year mortgage.

What kind of VA-backed loan will I need to buy a home?

We’ll say you purchased a home a few years ago for $300,000 utilizing $75,000 ($300,000 x 25%) of entitlement in the process. You want to hold onto and rent out your current home and buy a $500,000 home in an area with the standard county loan limit. There are two layers of entitlement, a basic and a bonus, or secondary, level.

If you have a VA loan with an interest rate that’s significantly higher than today’s mortgage rates, you might be wondering if you can refinance your mortgage to take advantage. That could still be a great deal compared to conventional financing, which requires a minimum 5 percent down payment. Our example with a $18,450 down payment on a $500,000 loan represents a 3.7 percent down payment. You’d also wind up paying for mortgage insurance with a conventional loan.

Can you have two VA loans at the same time?

VA mortgages were initiated in 1944 by the US Department of Veterans Affairs to help veterans purchase or refinance their homes. Unlike a conventional loan, you are not required to pay either the downpayment or Private Mortgage Insurance . Depending on the benefits available to other service types, a veteran’s loan may differ from a reservist’s loan. Here are a few basics to consider while calculating your monthly payments.

You are an eligible veteran who experienced foreclosure on a previous VA loan. You are an eligible veteran who had a short sale and did not repay the VA in full. If you’ve already used your VA loan benefit in the past, then you may still have access to a reduced benefit. A remaining benefit will vary based on the amount you’ve previously used and the county you live in.

To qualify for a VA purchase loan, all of the following conditions must be met. Here’s a list of documents you’ll need, depending upon your service type. All active-duty service members are required to submit their Statement of Service. After selecting the property, you can move on with the loan application and apply for the VA loan appraisal. To limit your closing expenses, ask your real estate agent to submit your offer with the seller paying your closing costs. Remember, you’ll go through a private bank, mortgage company, or credit union—not through us—to get your loan. Lenders offer different loan interest rates and fees, so shop around for the loan that best meets your needs. Another great benefit of a mortgage payment calculator is that you save a substantial amount of time. If you know your starting point then you can meet with a lender sooner, which ultimately gets you in your home quicker. Using the lender your real estate agent typically works with doesn't guarantee you'll get the best mortgage rate for your home loan.

What Does a VA Loan Cost?

Moreover, it can be a wise choice if a decrease in interest rates is anticipated. Most lenders require you to have a minimum credit score of 620, a debt-to-income ratio of less than 40%, and enough residual income while applying for a loan. As stated above, it is not necessary to have an excellent score to qualify for VA loans.

That could be a big advantage if mortgage rates have risen since the original owner purchased the home. The buyer would be able to acquire a low-rate, affordable loan and it could make it easier for the seller to find a willing buyer in a tough market. How much is a mortgage point?

If you want cash-back at closing, you can take out the new loan for a larger amount than your existing loan, and receive the difference in cash. However, the VA cash-out refinance does not require you to receive cash-back. Choosing a lender for your VA cash-out refinance is a crucial part of the process.

But unless you qualify for an exemption, the VA funding fee ranges from 0.5%-3.6% depending on the type of loan, your down payment, and other information. After applying for a mortgage, the lender will provide a Loan Estimate with details about the loan. Pay specific attention to which lender has the lowest mortgage rate, APR, and projected principal and interest payment. Then review the Origination Charges located on the Loan Estimate under Loan Costs to see how much the lender is charging in fees . The higher the fees and APR, the more the lender is charging to procure the loan.

The VA cash-out can pay off and refinance any loan type, even if the applicant does not plan to receive cash at closing. If you have any U.S. military experience whatsoever, it’s worth checking your eligibility for a VA loan. Remember, you can use the VA cash-out refinance to get a new loan, even if your current mortgage is not backed by the VA. However, you’re not required to cash out home equity with this loan. You can also use a VA cash-out refinance to replace a non-VA loan with a VA loan and lower your mortgage interest rate. It’s most common to get a 2nd or 3rd VA loan if the veteran sells the first home.

This amount jumps up to $272,325 when your second home is located in a high-cost county. The amount of the entitlement you used for your first home is deducted from your total entitlement, and you can use the remaining amount for your second home. If you’re purchasing in one of the VA’s high-cost counties, you’ll have more entitlement at your disposal. Because you’re keeping your home, the entitlement used to secure that original VA loan isn’t accessible for another purchase. This Internet-based application can establish eligibility and issue an online COE in a matter of seconds.

Using a reverse mortgage to pay for assisted living

Once you can prove this, you can qualify for a veteran’s manufactured home loan. You are able to meet all the requirements of the VA and your lender. You must select a property that meets all of the MPRs defined by the department.

VA Loan Calculator: Estimate Your Monthly Payments

Each lender has their own pricing structure, and some lenders may be more or less expensive overall than other lenders - regardless of whether you're paying points or not. When comparing offers from different lenders, ask for the same amount of points or credits from each lender to see the difference in mortgage rates. Several determinants could affect your interest rate, including credit score, current mortgage rates, downpayment, credit history, and loan term. Generally, they require information like interest rate, taxes, loan limits, VA funding fees, insurance, and downpayment .

You can't use a VA loan for commercial property or business use. Even though the world has gradually shifted towards digital media, print is still very much alive. There are chances that the sellers have listed assumable mortgages in the local newspaper, so you can check there to see if any are available. I would recommend reaching out to them and finding out more about their conditions if you manage to find one. If your VA loan assumption is approved, you must sign the final document, including the deed of trust and liability release. A VA loan transfer or sale can be done under “certain circumstances,” including assumptions related to VA loans.

VA Loan Uses

Essentially, discount points let you make a tradeoff between your closing cost fees and your monthly payment. By paying discount points, you pay more in fees upfront but receive a lower interest rate, which lowers your monthly payment so you pay less over time. Any discount points purchased will be listed on the Loan Estimate.

Having a good credit score and credit history might be beneficial as well. You are a family member of a veteran who either went MIA, was a POW, died in the line of duty, or suffered a service-related condition. COE or the Certificate of Eligibility is a vital document that proves your eligibility for the loan. While a primary mortgage is available for an investment property or home, a VA home loan is financed only for residential purposes. The VA lending handbook says cash can be used for “any purpose acceptable to the lender.” That said, some uses for your cash-out refinance are wiser than others. Using cash-out funds for a purpose like debt consolidation, for example, can be very smart and save you a lot of money in the long run.

VA Mortgage Payment Calculator

Only veterans and current military service members can apply for a VA mortgage refinance. A VA cash-out refinance replaces your existing mortgage loan with a new VA home loan. The new loan typically has a bigger balance than your existing one. And that difference — the extra loan amount — is returned to you as cash-back at closing. Let’s say a servicemember who is still actively serving buys their first home for 250k near the base where they serve. Then, 18 months later, when their time of service is ended, they return to their home town and re-enter the civilian workforce.

how to use my va home loan

VA loans are only financed for residential properties, so it is essential to borrow for a property where you know you will be staying for a while. Here are the steps to using a basic VA mortgage loan calculator. For example, let’s say a veteran purchased a home with an FHA loan, then later got a second mortgage from a local bank. Home values dropped, and they were unable to refinance into a conventional loan. It means you could refinance the home for 100 percent of its value and take all your home equity out as cash. The VA cash-out refinance process will be similar to the mortgage process you went through when you bought your home.

Increase your down payment

With that in mind, here’s what you need to know about refinancing VA loans. We’ll dive into the various options, and the next steps to take if you think refinancing your VA mortgage is right for you. While VA loans can have a cheaper cost structure than conventional and FHA loans in many cases, there are still some costs of refinancing to be aware of.

Current and former service members can also use their hard-earned military benefits to purchase a manufactured/mobile home. A manufactured home is a house built entirely in factories that are towed to the home site. In addition to meeting the department’s and lender’s requirements, you must also take care of the occupancy requirements if this is the route you want to take. With VA home loans, you don’t need to live on the property for most of the year.

Other Eligible Beneficiaries

That means veterans and military members may be able to get cash back at closing from the home’s equity, which could help defray the upfront cost of a down payment or other cash outlays. Veterans, active service members, surviving spouses, and civilians may be eligible to assume VA home loans. To prove your creditworthiness, you simply need to meet the requirements for credit and income. Before making a decision, weigh both advantages and disadvantages. Compared to applying for a new mortgage loan, you’ll have a lower VA funding fee and fewer closing costs with a VA loan. When you’re applying for a home mortgage, one part of the process is negotiating your loan terms.

You cannot purchase a vacation home or an investment property with these loans. The last way to reduce your monthly payment is by making a downpayment to reduce your monthly expenses and help you save thousands. The homeowner’s insurance premium is the amount you pay annually to keep your policy alive. In the case of a mortgage, you would have to pay the premium as part of your monthly installments. You are thinking of paying off the loan before the loan terms reset.

Spouses

The VA allows Veterans to borrow additional money to pay for energy efficiency improvements to a home, as part of either a home purchase or a refinance. What makes house hacking such an outstanding strategy for new real estate investors also has an inherent drawback, that is, youre living in close proximity to your tenants. This means that, if you have a disagreement with a tenant, that disagreement will linger immediately next door to your home. Kristen Baker-Geczy is a communications specialist, active duty military spouse, and former MWR marketing coordinator. She was also deployed to Southwest Asia as an Air Force contractor. If youre ready to buy a home using a VA Home Loan, be sure to check with your lender on what options are available to you before you go house hunting as this listing is not exhaustive.

Veterans Affairs loans were introduced in 1944 as part of the GI Bill of Rights Act to ease the transition from a life in uniform to civilian life. The advantages of using these are many and include no down payment requirements and lower interest rates. If you feel that the appraised value is less than it should be, ask your real estate agent to provide valid sales data to the lender to support your opinion. The lender will ask the appraiser to reconsider the appraised value based on the additional comparable sales data. Your length of service or service commitment, duty status and character of service determine your eligibility for specific home loan benefits. We strongly recommend that you get an inspection to check for any major defects before you purchase your home.

You cannot use the IRRRL program if your current loan is FHA or any other type. Remember that VA cash-out refinance rates are a little higher than no-cash-out VA refinance rates. So you want to be extra thorough when shopping for a lender that will give you a good deal. This is especially important for homeowners who made a small down payment, or haven’t owned their homes very long.
